Company Overview

River Mill has been in operation for twenty years. We handle all aspects of rental management...from turnkey to acquiring tenants to preventive maintenance and emergency repair. You don't have to worry anything ... just sit back and let us do all the work.

Property Management

River Mill Property Management charges a 12% commission of the property rent amount every month for our services, and if the unit is empty, we charge 50% of the first full month's rent for our expenses in finding a tenant. We show the property, make flyers to advertise it, take all the calls inquiring about the property and inquiries from ads are placed. We also work with a company that checks all our applicaitons thoroughly. A complete credit history, prior rental history, and a criminal background check is done for every potential tenant. We do the move-in inspection that is required in order to claim any damages after the tenant moves out. Each month, rent is due in our office by the 5th day. If it is not received, we send the tenant a late notice. If we have not received it by the 10th, a dispossessory warrant is filed. If an appearance in court is necessary, one of our staff represents you. We also report to a credit bureau, If necessary, and we have an excellent collection attorney if you choose for for us to pursue legal action to collect on amounts due. Between the 7th and 15th of each month, we will send you an owner's report. You will receive a financial report for each property showing the amount that was collected, the expenses incurred (including copies of receipts for theose expenses)and year-to-date totals. We deduct our 12% monthly commission and send you one check. At the end of the year, we will send you a complete report of expenses and income and a 1099 form ready for you to turn in to your accountant.

Contractors

We have contractors to do any kind of work required. We have done the comparative shopping and know that we offer the best rates around. Typical charges are $45-$80 for the service call and first hour, plus any required parts. The maintenance worker serves as our eyes, checking for any problems in the unit. If the worker has to go back because something was not done right the first time, there is no service charge. We do periodic inspections of each unit to make sure your property is being kept in good condition and we send you copies of these inspections. EPA laws have caused us to begin using certified Heating and Air companies to handle freon and other hazardous materials. If you have a company you prefer, just give us their name and phone number and we will contact them for you, or we can find someone for you.
